April Maui Real Estate Stats:
We continue to see strong sales here on Maui. All 3 property types are up, single family homes and condos are showing strong gains. I would expect to see a bit of a slow down for next month as tourism rates are down and residents are busy with wrapping up the school year.
Single Family Home Sales
Although single family home sales were down slightly, the median sales price went up slightly and days on market dropped 17 days to 88. This is very fast! We are seeing many multiple offer situations and its rare to see a properly priced home stay active on the market for more than a week.
Condo units sold are a bit lower than last year however the median price is up about $35,000 we are seeing prices become more realistic from motivated sellers and there is some more movement. Days on Market average is at 134 days, 24 days longer than last year. Now is a great time to submit an offer for a short term condo listing. The busy season is over and I have noticed many motivated sellers in this area.
